Renter Tip: Have an organized copy of your personal paperwork ready to review for your new Landlord

13-13-things-personal-organizers-wont-tell-you-papersThis is just one more great idea to make the prospective landlord’s job a lot easier. When you show up to see that apartment, have copies of all of the important information you want the landlord to have.

By giving this information to the landlord, again you are making their job so much easier to choose you over other applicants. By making their job easier, you increase your chances of being selected for that apartment. Some of the documents you should consider copying when you go me your new landlord are as follows.

You should bring a photocopy about valid photo ID along with a copy of your credit report. Bring two or three weeks of pay stubs that you have copied in advance that you can leave with the landlord for his records to put in your rental application folder. It would be a great idea if you have a receipt or paid bill from renters insurance too.

Being able to show the landlord a utilities bill, or some other bill that is written out to your name, is also another great way to verify that you pay your bills on time, and that you are actually the person applying for the apartment.

Again, this is an overlooked idea. But it can be very helpful in assisting that landlord to choose you over other applicants who might be looking at the same rental unit. Make printed copies of the following paperwork to give to the new landlord:

  • Current Photo ID or Driver’s License
  • Two or three current pay stubs or other verification for source of income
  • A utility bill in your name
  • Other monthly bill in your name
  • A copy of your credit report

By taking these steps and having this information available to hand in with your rental application you have already increased your chances of getting that apartment. You are saving time for the landlord and they will truly appreciate that in advance. It might also be a good idea to have it all stapled together or presented in an envelope so the pages do not get separated and lost.

I will never forget one applicant who presented me a manila folder of these documents with their name printed on the tab of the folder. When I saw she had several of these folders prepared for other landlords she was meeting with later that day, I was able to move quickly on renting to her. She rented from us for a few years before relocating, but I will never forget that presentation.
