Tips for Apartment Renters: Be prepared to explain to the New Landlord why you are ready to move now

moving-dayIf you are interviewing a landlord on the phone and he asks you why are you moving, then the answer that you give him may reveal more about your rental situation than you think it does.

If you are downsizing to a smaller apartment, then that makes perfect sense. Or let’s say that you are in a two-bedroom apartment, and now you are looking for a larger apartment, maybe a three or four-bedroom apartment.

Then that makes perfect sense too. Another great reason you may want to move is for job relocation. A landlord is always happy to hear that you are moving to an area to take a job where you will probably be making more money then you made at your old job.

Keep in mind if the landlord has an apartment to rent, they want to get at rented as quickly as possible to a qualified tenant. So if you tell the landlord “I’m just looking for a new apartment and I may want to move in maybe two or three months”, then that landlord is probably less likely to take you as a serious candidate and end the call right there.

Another red flag for a landlord may be if you currently do not have an apartment where you are paying rent on a monthly basis. The landlord will probably have even more questions for you about your current living situation if you do not have an apartment where you are responsible for paying rent.

Sometimes, moving in with friends or family is a great idea to save money until you’re ready to rent your own apartment. But, if you have moved into “someone else’s apartment” without the permission or the knowledge of the landlord who rents that property, then you have shown the landlord that you may probably disregard subleasing clauses in their rental agreement too.

That is not such a good idea. So really, you should know why you’re moving and be able to express those details on the phone call. Make sure it’s for a valid reason. Landlords don’t necessarily take “tire kickers” too seriously. If you’re running from an eviction, or a judgment from another landlord, then that is probably not a good situation to be in either.
