Renter Tip: If you really like the apartment, should you put down a holding deposit?

financial-questions-security-depositI use caution when suggesting this tactic. Let’s face it, not all landlords are reputable. Offering to put down a holding deposit on an apartment is something I would always suggest if you truly loved the apartment. If you are 100% sure that this is the apartment that you want, then I would truly consider offering at least a half months rent to the landlord at the time of the showing.

If you do this, then absolutely make sure that there is a written document between you and the landlord that this is a holding deposit for the exact apartment that you have seen. The terms and conditions of the deposit should also state clearly in writing that this deposit must be used for first months rent should you decide to take the apartment, and you are accepted as the final candidate.

There should also be in writing a clear description of what the terms and conditions should be for you to get the money back from the landlord if you are not awarded the apartment. This agreement should be in writing between you and the landlord and signed by both parties. This is a level of professionalism many landlords do not see from rental applicants and will truly appreciate. Again, I would only do this if you really, really wanted that apartment.
