Searching for a place of our own
Since 2001 we have been managing small to medium size properties from Ayer to Athol in Massachusetts along the Route 2 commuter corridor. We have written hundreds of leases with residents, renovated scores of rental units for our clients, and learned a lot along the way.
For the past three years we have felt the growing pains for space to have a professional location to conduct out business. The majority of our clients are located in Gardner MA and for months we tried to negotiate a space on the corner of Parker and Main. We thought it would be a great location but could not come to terms with the owner on a reasonable lease. So we kept looking.
Gardner has just over 2,000 rental units and Leominster and Fitchburg both have just over 4,ooo rental units each. So we started to seek out a high visibility location in these two towns. We did not see a location in downtown Leominster that had the visibility we wanted, so we kept searching.
For months we had been driving by the location at Moran Square. The “FOR RENT” sign had been in the window for quite a while so we gave them a call. At Moran Square the rent was not the issue so much as it was that Moran Square Realty also rents apartments. After much discussion with Moran Square Realty, they decided to take us on as tenants and we signed the lease.
Office Sweet Office
We officially had our office space. But we were not out the woods yet. We were starting with an empty box and had a long way to go to put our brand on the space. We signed the lease in late April and started the planning phases. There were permits to be pulled, business licenses, budgets and designs all with multiple moving parts.
We started the renovations in early July and put the finishing touches and staging in late September. We still have curtains and a few more details to go but only after we replace two of the huge glass pane windows on the Lunenburg side of the street. We are another $1,800 away for that repair then the offices are complete. Our final design item will be to wrap the entire outer glass of the space with window graphics, logos, and corporate branding. We truly cannot wait to see the final project completed and sharing it with all of you to see.

Over the next several months we will be using this space to meet with residents, sign leases, review contracts, attract new clients, and perform the daily functions related to running a successful property management business.
So far, the response and reviews to our new space have all been positive. It is a great location with high visibility right in the heart of our Fitchburg rental market. It has a modern contemporary design that showcases the types of styles and designs we offer in our top-end living spaces. It also provides a beautiful working environment for our staff, our clients, and our residents to enjoy “a beautiful uplifting experience.”
