Renter Tip: Be prompt, professional, and come to the apartment showing prepared

The most import thing I can stress about being prepared is to show up on time for the showing. Being late, or not calling the landlord to tell them you may be late, is a sure sign to get off on the wrong foot with that landlord. Being late says that the landlord, “your time is not that important to me”. It’s a good idea to be prompt, be polite, and be respectable. This is the fastest way to a landlord’s heart.

When you get to the unit, have the things that you will need with you to be prepared to fill out a rental application. Most overlooked item, a pen! Obviously, a copy of your photo ID that we mentioned earlier is going to be very helpful. But you should also know the make model and color of your car is along with the license plate number. You may also want to have bank account numbers handy should these be required in the rental application. I would advise you to supply account numbers at your own discretion.

However, it would be a good idea to have them handy should the landlord require it and you really, really wanted the apartment. I suggest that you should put together a rental application folder with all of the important information that you will need. It would also be a good idea to make a few different copies of the documents we talked about earlier.

Every rental application I have ever seen has a section for income and employment. In your rental application package, you should have all of the important work numbers for your job, your supervisor’s name with the correct spelling, their phone number, the address of the company where you work, and the icing on the cake would be the phone number for the HR department.

Nothing would impress the landlord more than if you had many small packages of copied documents that you have handy to supply them to go along with the rental application. You have also shown the landlord, by having two with three of these sets pre-prepared, that you are a serious candidate and you are in the hunt for a good landlord and a good apartment. By doing this, you are the type of person that landlord wants to rent to and they will be less likely to let get away without offering you the apartment.
