Single Family Homes



Many of our Owners may rent out a single family home as a rental property for different reasons. Some owners often move out of the area and for whatever reason are not ready to sell the home and choose to have a property management company oversee the tenant placement and rental of the property in their absence.

We work with several different owners of single family homes when they decide to rent out their property. Single family homes are exclusive residencies where the renter may be responsible for lawn care, snow removal and some of the other costs and expenses that would normally be included within multi-family properties.

Multi-Family Properties



Multi-family properties range from duplexes, triplexes, quads, and townhouses up to several units within a single property. These types of properties typically have multiple units under one roof with a common parking area, possibly a yard or other common areas and sometimes provide amenities like a laundry rooms, additional storage spaces for an extra rental fee, or other types of common areas for the residents to enjoy while living at the premises.

Smaller to mid-size apartment buildings are a popular choice for real estate investors because they are relatively easy to purchase to build a larger portfolio of several rental units. Owners may purchase a portfolio of several properties under a portfolio loan, or hold these properties under separate mortgages and entities to make it easier to move properties in and out of their real estate holding portfolios.

Apartment Complexes



Apartment complexes offer an economy of scale for real estate investors. This means that maintenance costs and repairs as well and capital expenses are spread out over the several units within the property. Mid to large size apartment complexes may be owned by a single entity or may be owned through a syndication of a group of investors who will pool together resources purchase these larger deals.

Condo Home Owner Associations



Condo Associations are similar to apartment complexes in that they often house several dwelling under one roof with an added layer of a Home Owner Association that holds covenants and policies that all of the condo owners must adhere to. In addition to the normal day to day responsibilities of running and maintaining a property, there are board of director meetings where property managers may be asked to advise board members concerning reserves for capital, estimates, plowing and landscaping contracts.
